Signs Your Home’s Foundation Might Need Our Adjust-A-Pier™ System

The following are common signs the support piers in your crawl space might be shifting or deteriorating. When this happens, our Adjust-A-Pier™ system is the solution:

  • Uneven floors
  • Doors and windows that don’t open and close properly
  • Gaps between the floor and interior walls
  • Drywall cracks

Crawl space support piers can shift and deteriorate for various reasons. However, the most common reasons are moisture and wood rot.

If there is insufficient drainage under the house, water can accumulate around the foundation after heavy rain, causing the support piers to shift significantly in the soft, soggy ground.

The crawl space’s wooden support piers can also rot over time when exposed to moisture. If this happens, they’ll need to be replaced.

The Adjust-A-Pier™ Installation Process

The installation of the Adjust-A-Pier™ system is carried out with precision and expertise to ensure optimal performance and stability of your foundation.

Here’s how it works:

Inspection and Preparation:

We start by thoroughly inspecting your home's foundation, identifying any problem areas and how they relate to the signs of shifting you might be seeing inside the home.

Tailoring the Plan:

We provide a repair plan that's right for you and your home.

Site Preparation:

Once underway, the old skirting is removed and temporary supports are installed so the old piers can be removed. However, the amount of skirting removed is contingent upon the amount of work. If we are only installing a few piers we can often work through the existing crawl space door and don't have to remove the skirt.

Excavation:

Our team carefully excavates holes to the exact depth required for each pier.

Wood Work:

At this point any lumber - beams and joists - that needs to be replaced due to moisture, insect damage or insufficient sizing is taken care of.

Footings are Poured:

Prefabricated steel cages are installed in the footers and concrete is poured into the excavated holes. Weld plates are embedded into the concrete directly under the support beam.

Installation:

Steel pipes are then cut to custom length and welded to the weld plate in the concrete footings. The patented bearing system is welded on top of the steel pipe and supports the steel bracket. The bracket is customized where needed to deliver efficient load distribution and bolted directly to your foundation beam, completing the connection from the footing to the structure of your home.

Adjustment:

Each pier height is individually adjustable for precise support. Our expert technicians fine-tune and adjust each pier and bearing system, ensuring precise support and stability throughout the installation.

Wrap up:

The steel pipe that is below grade is encased in concrete and new skirting is installed.

Final Inspection:

We conduct a thorough final inspection to confirm the integrity of the installation. Care is taken to leave your home clean and tidy.

Why Choose Adjust-A-Pier™ Instead Of A Traditional Pier System?

Soil conditions change over time. However, traditional pier systems aren’t easy to adjust because they can’t be fine-tuned. This makes it challenging to maintain optimal foundation support, resulting in long-term issues, as foundations can’t adapt.

Indications That You May Need Foundation Repair

Cracks in Walls and Floors

One of the most apparent indications that your foundation may need repair is the presence of cracks in your walls or floors. These cracks can start small but may expand over time, signaling a shift or settling in the foundation. Horizontal and diagonal cracks are particularly concerning, as they often point to significant structural issues that should be addressed promptly to prevent further damage.

Doors and Windows That Stick

Another common sign of foundation problems is doors and windows that suddenly become difficult to open or close. This issue arises from the misalignment caused by a shifting foundation. If you notice gaps around your doors and windows or experience frequent sticking, it is a clear indication that your foundation may be compromised and requires professional assessment.

Uneven or Sloping Floors

Uneven or sloping floors indicate more severe foundation issues. This symptom is often the result of the foundation settling unevenly, creating an imbalance in your home. If left unattended, uneven floors can lead to further structural damage and become hazardous, affecting the overall safety and integrity of the building.

Water Intrusion and Moisture Problems

Water intrusion can be a significant red flag for foundation issues. If you observe moisture in your basement or crawl space or notice an increase in humidity within your property, it could signify that your foundation has cracked or shifted. Water can exacerbate foundation problems by eroding soil and causing further settling, necessitating immediate foundation repair to mitigate further damage.

Gaps Around Exterior Windows and Doors

Gaps around exterior windows and doors can also signal foundation movement. These gaps develop when the foundation shifts, pulling the structure apart and creating spaces around frames. This not only compromises your home’s insulation and security but also indicates a need for foundation repair to restore stability.

Homeowners

Homeowners can enjoy peace of mind by securing their home’s foundation with confidence. Effectively addressing foundation-related issues allows them to tackle common problems efficiently. Beyond immediate repairs, homeowners benefit from preserving or even increasing their property's value, ensuring it remains a safe and stable investment. Foundation work always adds property value.

A strong and steady foundation prevents further structural damage, reduces maintenance costs, and enhances overall living comfort. It also provides homeowners with the reassurance that their house can withstand various environmental stressors, ultimately contributing to long-term safety and well-being for their families.
